Speaking of pros. As your professional Realtor, I’ve designed new plans for the New Year. Part of my plan is to be more accessible to you in various ways. Since my real estate students have benefit of my professional knowledge, you as my friends & clients also have access to that information and more. From The Hawk's Cry - October 2003 - Special Edition

This Special Edition of the HAWK’S CRY is brought to you by a ‘moment of maturity!’  Yes that moment in life when we discover what really matters is the gift of Life that the Lord gives us, love of family, the importance of friendship and what it means to have a place to lay our heads.  All that to say, my Dad got a serious case of gout in February, and by August of this year had moved in with Lori & myself.  Moving two households into one, role reversal, and adjustments made to routine have been the order of the day.  The Lord has guided us through this journey and I appreciate the prayers and well wishes of those who allowed me sometime away from my business to take care of family issues.  There’s one comment in particular that stays with me.  A client/friend of mine Scott & Jean Twing, originally from CA, moved here to NC about two years ago.  I had the pleasure of Scott’s parents, Jack & Vi Twing [Hawk’s Cry ‘03] as a referral and they closed in February ’03.  Vi said that one of her reasons for moving to NC was so that Scott would not miss a minute of having to take care of her!  A great line and one that has resonated through my mind throughout this journey.  My Dad is healing each day and continues to be more active than not.  Lori is developing a routine again and her cooking skills are being adjusted because of Dad’s low purine diet.  However, the holiday season is near.

So what’s this have to do with real estate?  As far as you may be concerned-not a darn thing.  However, as far as I’m concerned, I am quite appreciative that you, my friends and clients, were patient and understanding of the time I required away from the business and I thank you.  Needless to say, I am indebted to your loyalty and will gladly support & buttress your real estate desires over the coming years.  As I ramp up my Residential General Brokerage business and my continued representation of Commercial Buyer/Tenants, please feel free to contact me with your real estate questions and concerns.

The coming editions of the HAWK’S CRY will offer household hints as we approach the Fall & Winter seasons; suggested time tables for maintenance & the usual potpourri of market stats and conditions.  Thanks again and I look forward to helping you and your referrals to the best of my ability.  God Bless/Shalom.

STATS

The average residential sales price for the Triangle September 2003 was $191,640.  January 2003 the average sales price was $194, 975.  The $3335.00 is a 2% change differential.  The Triangle remains in a “Buyer’s market” with approximately 5 months worth of units (residential homes) available for sale.

Interesting to live in an era where military battles are televised. The viewer is witness to the historic digital revolution. I suppose since some of the media meteorologists are forecasting the weather in Iraq, I should share with you that Middle Easterners have been investing in the United States commercial real estate market for the last few years. And those holdings have recently increased by 25%. I trust the global community has increased its prayer time.

I’m developing a new market niche for my commercial brokerage activities. I am a Realtor whose commercial specialization is working with and helping Artist (musicians, painters, dancers, etc.) to identify their space requirements (both in properties and business planning). I then represent and assist them, as their Buyer/Tenant Agent, in finding the location and leasing space that is germane to their particular needs. If you know artists or have friends or family who are looking to buy or sell real estate, please refer them to me. I will do my best to help them achieve their real estate desires.

With the Holidays quickly approaching, please take some time to prepare your tax records. By organizing your records a bit at a time, when it’s time to present them to your tax accountant, you’ll have it all completed. As with Holiday cooking, preparation makes the meal.

I have added commercial brokerage to my menu of real estate services. Commercial brokerage includes real estate properties that are not residential in nature: i.e. churches, office buildings, retail spaces, marinas, hotels/motels. I’ve affiliated with Realty World/Investment Marketing, a real estate firm that offers real estate services and solutions. If you or your family, friends, or business associates are looking for a real estate Broker, or are interested in real estate investing, please refer me to them. HAPPY THANKSGIVING! I hope the coming holiday season permits you to reflect upon the many blessings we have living in America. Change seems to be the order of the day. Present company included.

This latest change enhances the quality of real estate services that I am able to provide to you, and those you refer to me. Another change is that my wife, Lori, is taking the Pre-License class I am teaching. She is my ITO (Information Technology Officer), managing the technologies that assist me with my clients. Her license will provide her with greater knowledge. I appreciate the role technology is playing in the e-commerce of the real estate industry. I am fortunate to have a Microsoft Certified Professional on my team to assist you.

Speaking of technology, I have been training Realtors in the use of the new MLS (multiple listing service) web-based system, TEMPO. This new technology allows me to e-mail you and those you refer to me, listings from the Internet. (It is also a great marketing tool for Sellers.) The format is concise and the (digital) pictures are wonderful! There is no comparison to the former system.

You, and the country, have noticed that interest rates are down, meaning that it is a good time to buy. Some people are electing to refinance, while others are thinking of investing. The February HAWK’S CRY will address the subject of investing since a few friends/clients have asked me about the possibility. I ask that you refer me to your friends, family and co-workers when either you or they are considering buying or selling real estate. My pledge to you is to do my best to uphold your confidence in my ability. I look forward to hearing from you and having you visit my ‘new’ website.

It’s interesting where the road(s) of Life take us. Each journey’s turn is an exciting part of life as we transition from one place to another.

As either a client or friend, you have allowed me to share in a transitional moment of yours, so I feel comfortable in sharing a moment with you.

After months of prayer and deliberating on what was the best route to take, the road signs lead to Chapel Hill, North Carolina.  It was a taxing decision, leaving YSU/Cary. However, Lori & I found a home at Church of the Holy Family in Chapel Hill. Besides, we’ve been spending some quality time in Chapel Hill and like the area.

Kenneth Copeland mentioned that a time was coming when the LORD would call people to a particular church. We’re confident in His leading us to Chapel Hill.

What does this personal testimony have to do with real estate? A number of things. One, we start over again, as some of you have. Two, other than our new worship family, we know no one. As those who have moved can attest to, we’re looking at a new neighborhood community. Three, Chapel Hill is the most expensive residential market here in the Triangle. Sticker-shock depending on where you are moving from. The average residential sales price is $190,000.00. We rent for another year-oh well. Some who receive this e-newsletter know exactly what I’m talking about. And four, I want you to know that I am still able to assist you with your real property needs and want to keep you as clients. I am familiar with the Cary, North Raleigh neighborhoods in particular and now, Chapel Hill and its surrounding communities. As I venture throughout the Triangle, I am gaining greater market knowledge and familiarity with various neighborhoods.

A client of mine moved from Chicago back to North Carolina. A frugal woman, we were able to close on a Cary town home for her at an excellent price. New friends & clients of mine are moving to North Carolina from California. They are going through some serious changes selling their West Coast business and moving South. I will be here for them when they arrive. (I’m anticipating what they will do with their new property!) I have a closing soon with a client whose job has him ‘stretched out’ just because he’s ready to move. I am with you all in understanding the emotions and particulars of moving, buying, selling, & (maybe) having to rent.

As I study to take the Broker’s exam this month, I am preparing to more readily assist you, or those you refer to me, in selling or buying property here in North Carolina. The new firm offers great support products for those who are preparing to move, either locally or relocate nationally. Please e-mail or call me to assist you or your friends with any of your realty needs.
